The model
How a JP Land lot program works
Acquire entitled land
Parcels that already carry an approved vesting tentative tract map, sourced mostly through direct landowner relationships.
Pre-sell to a builder
Finished lots are contracted to a national homebuilder before development, with phased takedowns and builder deposits.
Build as owner-builder
Both principals are licensed general building contractors, so horizontal work is self-performed — no outside general-contractor markup.
Deliver finished lots
Lots are delivered in phases on the builder’s takedown schedule, keeping land off the builder’s balance sheet.
Who we are
Two Bakersfield builders, one platform
JP Land is owned 50/50 by Russell G. Johnson and Gregory L. Petrini. Russ brings the land, entitlement and builder side — Centex Homes, D.R. Horton and his own land-banking company. Greg brings the construction, master-plan and asset-management side, and serves as President of the Home Builders Association of Kern County.

McIntosh & Associates (New Gen Engineering Group, Inc.) is a Bakersfield civil engineering and land-surveying firm that has served Central and Southern California since 1980. Their practice centers on site planning, subdivision design, infrastructure, and surveying for residential and commercial land development.
JP Land works with McIntosh as our site/civil partner — design, plan check, and field staking that turn entitled land into finished lots ready for national homebuilders.
